Home Inspections
Our inspection report is a written narrative depicting
the current conditions of the house that are readily determinable, as
well as required repairs and maintenance. The report is easily read and
understood by most lay people. Each system is outlined with three sections:
Identification, Conclusion, and Defects. Cost estimates are provided for
most repairs on a separate page. The report is usually mailed and / or
faxed by the next business day and can also be emailed. We urge you to
attend the inspection and welcome any questions during or after the process.
Explanations of how the major systems operate, general condition and estimated
life expectancies are reported at the time of the inspection. The inspection
usually lasts between 2 and 3 hours, depending on the age, condition,
and size of the property. All houses will have some minor defects and
required maintenance items that may or may not be disclosed during the
inspection. The main purpose of the inspection is to give you, the buyer,
all the information necessary to make an informed pre-purchase decision.
All inspections are performed in accordance with the American Society
of Home Inspectors Standards of Practice and Code of Ethics (ASHI). Inspections
include the following but are not limited to: foundations, walls, stairs,
floors, ceilings, roof, sump pump, plumbing, electrical system, heating,
air conditioning, insulation and ventilation.
It is imperative that all utilities be on and all areas
of the house (i.e. garage, attic) should be made accessible.

Wood Infestation Reporting / Treatment
/ Repairs
All of our wood destroying insect inspectors are certified
by the PA Department of Agriculture. In addition, they have completed
all criteria set forth by the PA Pest Control Association, and are accredited
as such. If the report reveals the evidence of active infestation, BORO
Home Inspectors will provide a report of the area affected and can also
supply a written estimate of the cost to treat the infestation and how
the treatment will be administered.

Radon Testing / Analysis
BORO Home Inspectors has been state certified to perform
radon testing since 1987. Membership in the American Association of Radon
Scientists and Technologists (AARST) assures you that the testing instrumentation
(E-perm technology), monitor analysis, and quality assurance meet the
highest standards. All testing and analysis is performed by the in-house
staff.
